Roof Maxx treatment involves spraying a solution of non-toxic, food-grade, plant-based oil onto your asphalt shingles. This oil is similar to the petrochemical oil your shingles naturally lose over time through exposure to the elements.
Roof Maxx infuses shingles with a plant-based oil, rejuvenating the asphalt core by replacing its depleted petrochemical oils. This revives the shingle’s flexibility and durability, making it more resistant to the elements.
A Roof Maxx treatment is a fraction of the cost of a complete roof replacement. Prices per square foot vary depending on local dealers, but the price of a Roof Maxx treatment typically allows homeowners to save up to 80% on the cost of a complete roof replacement.
Most roofs in the United States cost $20,000-$30,000 to replace—and these costs are increasing.
This makes Roof Maxx an increasingly attractive option for homeowners. A roof that would cost $20,000-$30,000 to replace might only cost $3,000-$6,000 to treat with Roof Maxx.
This price range is an average regional price for an approximately 2,000-square-foot home. Necessary roof repairs or add-on services offered by your local dealer (like roof or gutter cleaning), may affect this cost range.
The primary ingredient in Roof Maxx is a plant-based, food-grade, non-toxic oil. This plant-based oil is not only the main ingredient in Roof Maxx, but can also be found in award-winning Goodyear tires.
While we wish we could promise eternal life for your roof, the reality is nothing lasts forever.
Research conducted at The Ohio State University shows that Roof Maxx can add up to 15 years to an asphalt roof’s life. Our product, applied to an intact asphalt roof (i.e., a roof with all structural issues resolved), has consistently proven to add 5 years per application.
Roofs undergo severe wear and tear as they constantly protect us from the elements, so they eventually need replacement. But with proper treatment using Roof Maxx, that replacement can be postponed significantly.
Our treatments come with a 5-year transferable warranty, and with regular 5-year reapplications, you can potentially extend your roof’s life by up to 15 years. And who knows? Further down the line, we might even discover the potential for more.

Roof Maxx can slightly darken your shingles, giving them a fresher appearance similar to when they were new. This darker shade typically fades gradually over months and may not be the same from customer to customer.
The treatment also rejuvenates the flexibility and durability of your shingles, improving their overall appearance.
Yes! Roof Maxx is safe for people, pets, property, and the surrounding environment. It has also been recognized as a USDA BioPreferred product.
Roof Maxx is entirely absorbed by asphalt shingles within 30 minutes, but it can be easily rinsed off other surfaces. Additionally, Roof Maxx is non-flammable, so it does not increase the risk of fire or flame spread.
Most insurers recognize that Roof Maxx helps to maintain the condition of your roof. In some cases, applying Roof Maxx can even influence your home insurance coverage positively.
Roof Maxx has helped some homeowners secure insurance coverage for older rooftops—but each case varies, so no guarantees can be made. Learn more about how Roof Maxx can affect your coverage.

The ideal time to treat your asphalt shingles with Roof Maxx is when they start showing signs of drying out and losing their protective coating and flexibility. This usually happens when the roof is 5 to 10 years old.
That said, we often successfully extend the lifespan of roofs that are over 20+ years old. This is sometimes possible because shingles were richer with asphalt over 30 years ago—but every case is unique.
Signs your shingles are ready for Roof Maxx include:
Each roof is unique, so we advise having a local dealer evaluate whether your roof is an appropriate candidate for Roof Maxx treatment.
Roof Maxx is not designed to seal your roof against leaks. The majority of roof leaks (around 99%) tend to occur at flashings, chimneys, skylight, or along the walls, as these are vulnerable areas of your roof.
We do provide an optional roof tune-up package for your roof that gives our dealers the opportunity to give some extra love and attention to those areas. The tune-up targets some of the most common problem areas with the purpose of minimizing or potentially preventing future leaks.
Roof Maxx’s main ingredient has a natural fungicide in it that will help to inhibit moss and algae growth. Roof Maxx will not remove existing moss/algae/mildew (black streaking) from the roof.
We suggest that homeowners schedule a roof cleaning service prior to treating with Roof Maxx. For homeowners who prefer to take care of the cleaning themselves, we recommend the use of Spray and Forget or Wet and Forget. These can be found at most stores like Home Depot or Lowes.
For a successful Roof Maxx application, weather conditions should be dry and the temperature above 36 degrees Fahrenheit. This allows the treatment to fully penetrate and soak into the asphalt shingles.
Although dry weather is necessary for application, rain an hour or more after treatment won’t affect it. Depending on the climate, Roof Maxx takes 30 minutes to an hour to penetrate and fully soak into the asphalt.
Because Roof Maxx is a water-based, all-natural saturant, a slightly damp roof is still treatable. Our local technicians ensure optimal conditions for the application, aiming to provide maximum rejuvenation for your roof. The treatment is also an excellent investment against future weather and sun damage.
We’ve treated over 100,000,000 square feet of roofs with no indication that applying Roof Maxx to asphalt shingles will void or limit any sort of warranty—nor have we ever heard of a manufacturer’s warranty claim being denied because Roof Maxx was applied.
Roof Maxx also offers our own warranty, which is still valid even if your manufacturer’s warranty is (or becomes) void due to time or transfer restrictions.
Roof Maxx’s 5-year flexibility warranty ensures that the asphalt shingles treated will maintain flexibility for at least 5 years post-treatment. The warranty is fully transferable and remains valid even if the manufacturer’s warranty is void. It signifies that the treated shingles will function as intended by the manufacturer for at least 5 years.
It does not cover leaks from faulty installation or other damages such as hail or high winds. In normal conditions, if the shingles lose flexibility, your Certified Roof Maxx Dealer will re-treat affected areas on a prorated basis over the 60-month warranty period.
Every roof is different, but a Roof Maxx treatment usually takes between 30 minutes to a few hours, depending on the size and condition of your roof.
Our local technicians will provide a customized estimate after an initial assessment of your roof’s condition.
If your roof requires preparatory work, such as debris removal, sealing of exposed nails, or securing loose flashing, the treatment could take a few hours. If there are existing issues like leaks, we’ll identify them, recommend solutions, and then proceed with the treatment.
Asphalt shingles can absolutely be recycled, but the current recycling rate is about 9%. This surprisingly low rate is due to recycling costs and limited facilities.
This leads to old shingles ending up in landfills, where they linger for an extended time due to their non-biodegradable nature. Roof Maxx treatment ensures that fewer shingles end up in landfills by helping them last longer.
Testing conducted by The Ohio State University has confirmed that Roof Maxx treatment doesn’t affect the fire risk or the spread of flames on an asphalt shingle roof.
The experiment involved setting fire to the edges of two roofs, one treated with Roof Maxx and the other untreated, for 10 minutes. Post-experiment examination revealed no difference in flame spread or damage between the treated and untreated shingles, proving that Roof Maxx doesn’t increase fire risk or rate of spread.
While Roof Maxx is an exceptional solution for extending roof life, we don’t recommend using it on newer roofs. Typically, you should consider Roof Maxx treatment when you notice the top granule coating starting to shed, indicating your roof is experiencing stress from contraction and expansion.
Definitely! Treating your roof with Roof Maxx can significantly boost your home’s appeal if you’re planning to sell. We’ve successfully resolved many real estate transactions where aging roofs were a concern.
What’s more, our fully transferable warranty provides peace of mind to the new homeowner. Contact a local Roof Maxx dealer for an assessment; this small investment can elevate your home’s value and streamline the selling process.
