Roof Replacement Basics

October 20, 2021

The roof of your home is one of the most important things in your life. This is also the case for the roof of a commercial property. That might sound a bit dramatic but think about everything under your roof and all it protects. You need a strong roof overhead.

No matter what type of roofing you have, there could come a time when it needs to be replaced. Whether it has suffered damage or just worn down over the years, knowing when to replace your roof can save you a lot of heartache.

Know When to Replace Your Roof

The answer to when you need a roof replacement can vary by type of roofing. However, there are some common signs of roof deterioration.

Leaks

The most obvious and critical sign a roof needs to be replaced is the presence of leaks. If you see pooling, stains from leaks, or even dripping from above, you will need to fix or replace it right away.

External Damage

To avoid more extensive damage below, it’s essential to inspect your roof regularly. Spotting small indications of damage can save you a lot of money and repairs.

Pooling or Drooping

As your roof ages, you might notice depressed areas where water pools. You might even be able to see areas of your roof drooping or sagging. If you do, then your roof needs attention.

Peeling or Wearing Away

Another sign of roof deterioration is when the roofing peels away from the structure. This is common among materials like asphalt shingles. You might also notice bits of roofing washing into the gutters.

Types of Roofing Materials

If your roof does need to be replaced, the first decision to make involves what type of material you want to use. There are several common options, each with pros and cons.

Metal Roofing

There are different types of metal roofing out there. They range from aluminum to more expensive options like copper. The higher-end options can last well over 50 years, but you will certainly have to pay for the privilege.

Asphalt Shingles

Asphalt shingles are among the most common roofing options. They are affordable and can be very durable. There are different options available that offer variety in terms of style and longevity.

Wood Shake Roofing

Pricier than asphalt shingles, wood shake roofing offers a unique look. This type of roofing isn’t suitable in areas prone to fires, though.

Slate Roofing

The most durable and expensive roofing option is typically slate roofing. It can last 100 years and is very attractive. On the other hand, it is also pricey and heavy.

The Roof Replacement Process

The details of installation vary according to the materials used, but the overall process is similar. Unless a new layer is added on top of what is already there, the old roofing is torn off. This leaves the structure below exposed to the elements, which is why most roofing is done during warmer and drier parts of the year. However, discounts can be available for off-season roofing.

Once the old roofing surface is gone, repairs might be needed to the structure below. Once that is done, an underlayer is added.

Flashing is then added for roof valleys.

The roofing material is then installed, starting at the lower edges and working toward the peak or peaks of the roof. Flashing is installed as edging around pipes and other structures.

Once the peak is reached, the ridge vent is installed to ensure heat has a place to escape the roof.

Gutters and other finishing touches are done, followed by cleanup.

What about Roof Restoration?

There is a chance your roof doesn’t need to be replaced. If that is the case, you could save thousands of dollars by avoiding an expensive roof replacement.

For asphalt shingles, roof rejuvenation can be an option. Dry, brittle shingles can be restored to function like new with Roof Maxx’s all-natural treatment that adds the oils back into asphalt shingles. The best part? One application with Roof Maxx instantly adds five years of life to an old asphalt roof, and it costs just 15-20% of the cost of replacing it.

Contact Roof Maxx today to find out if you can save thousands with a roof restoration.
