The Science Behind Roof Maxx

Plant-Based Oil Formula

Roof Maxx uses a plant-derived oil made from recently commercialized Soy Methyl Ester Emulsion (SMEE) technology. This spray-on formula mimics the original petrochemical oils used in asphalt shingles and restores the critical oils lost due to weathering and age.

Every roof is different, but a Roof Maxx treatment usually takes between 30 minutes to a few hours, depending on the size and condition of your roof. If your roof requires preparatory work, such as debris removal, sealing of exposed nails, or securing loose flashing, the treatment could take a few hours. Your technician will identify any existing issues that might impact this timeline and recommend solutions before starting.

Once Roof Maxx is applied, it is entirely absorbed by asphalt shingles within 30 minutes.

No. Roof Maxx is non-corrosive and non-flammable, so it will not damage other surfaces or increase fire risk. It can also be easily rinsed off any other surfaces it comes in contact with during the application process.

Roof Maxx is not designed to seal your roof against leaks. The majority of roof leaks (around 99%) tend to occur at flashings, chimneys, skylight, or along the walls, as these are vulnerable areas of your roof.

We do provide an optional roof tune-up package for your roof that gives our dealers the opportunity to give some extra love and attention to those areas. The tune-up targets some of the most common problem areas with the purpose of minimizing or potentially preventing future leaks.

Roof Maxx’s main ingredient has a natural fungicide in it that will help to inhibit moss and algae growth. However, it will not remove existing moss/algae/mildew (black streaking) from the roof.

For best results, schedule a roof cleaning service prior to treating with Roof Maxx. Homeowners who prefer to take care of the cleaning themselves can use products like Spray and Forget or Wet and Forget. These can be found at most stores like Home Depot or Lowes.

For a successful Roof Maxx application, weather conditions should be dry and the temperature above 36 degrees Fahrenheit. This allows the treatment to fully penetrate and soak into the asphalt shingles.

Although dry weather is necessary for application, rain an hour or more after treatment won’t affect it. Depending on the climate, Roof Maxx takes 30 minutes to an hour to penetrate and fully soak into the asphalt.

Since Roof Maxx is a water-based, all-natural saturant, a slightly damp roof is still treatable. Your technician will ensure optimal conditions for the application and aim to provide maximum rejuvenation for your roof. The treatment is also an excellent investment against future weather and sun damage.

We’ve treated over 100,000,000 square feet of roofs with no indication that applying Roof Maxx to asphalt shingles will void or limit any sort of warranty. We have also never heard of a manufacturer’s warranty claim being denied because Roof Maxx was applied.

Roof Maxx also offers our own warranty, which is still valid even if your manufacturer’s warranty is (or becomes) void due to time or transfer restrictions.

Roof Maxx is designed to penetrate the asphalt layer of each shingle, not the sealant strip. In most cases, it won’t interfere with the adhesive bond. However, for very old roofs where the sealant strip has already degraded, hand-sealing after treatment may be recommended to ensure wind resistance.

Roof Maxx isn’t a surface-level product like a coating or sealant. It works by penetrating into the shingle’s asphalt layer to restore lost oils and flexibility from the inside out. Coatings and sealants, on the other hand, sit on top of the shingles to create a waterproof barrier or reflective layer.

Unlike these other products, Roof Maxx will not change the roof’s appearance or color. It also won’t crack, peel, or flake over time like some coatings.
