Your roof is 20+ years old
Most asphalt shingle roofs are built to last about 20 to 25 years, so age alone is a signal to start planning. If your roof is otherwise in good shape, a Roof Maxx treatment may buy a few more years and give you time to budget for the new roof you'll soon need. A local Roof Maxx contractor can assess it and tell you honestly which way to go.
Shingles losing their protective coating
The granules on your shingles are a protective coating that shields the asphalt from the sun. When bare patches spread across large areas of the roof, or granules keep piling up in your gutters, the asphalt underneath is breaking down everywhere at once. At that point the shingles can't be restored, and no patch can cover the whole roof. Replacement is the right call.
Sagging or soft roof decking
The decking is the wood surface your shingles are nailed to. A dip in your roof line, or soft spots found during an assessment, usually means that wood has been damaged by moisture. New shingles can't hold on damaged decking, and a sag tends to get worse over time, so the damaged wood should be replaced as part of a full roof replacement.
Leaks that keep coming back
If the same spot leaks again after it's been patched, water is getting past the roof's protective layers. Each new patch sits on the same failing layer underneath, so the leak keeps finding its way back. Replacement addresses where the water is getting in, not just the stain on your ceiling.
Widespread storm or hail damage
One storm can damage an entire roof, even when the damage is hard to see from the ground. Hail can crack shingles and knock off their protective coating, and those spots tend to fail over the next few seasons. When damage covers most of the roof rather than a few shingles, replacement is usually the right call. Check with your insurance company about coverage.
Daylight or moisture in the attic
Daylight through the roof boards, or moisture that keeps showing up after rain, means the roof is no longer keeping the weather out. Moisture in the attic can rot the decking from below, where a surface repair can't reach. Replacement is usually the right call, and it's a good time to have your contractor check attic ventilation too.

No. Roof Maxx does not offer replacement services. However, the majority of our independent contractor partners offer roof replacement or work closely with a trusted referral partner in your area. It starts with an honest assessment from a local Roof Maxx contractor, who will recommend the right next step.

Most roof replacements on single-family homes take one to three days, weather permitting. Larger or more complex roofs can take longer. Your contractor should give you a schedule before work begins.
It depends on the size and shape of your roof and the materials you choose. For a 2,000 sq ft home, general market ranges are about $9,000 to $14,000 for 3-tab (builder grade) shingles, $14,000 to $30,000 for architectural shingles, and $28,000 to $45,000 for standing-seam metal. Roof Maxx does not set contractor pricing. Your quote comes from the contractor who measures your roof.
Not always. If your roof still has life left, your Roof Maxx contractor will tell you, and a repair or Roof Maxx treatment may be the better investment. Replacement is recommended only when the roof can no longer be restored.

Most new roofs come with two warranties, and neither comes from Roof Maxx. The manufacturer’s warranty covers the materials and varies by product. The installing contractor’s workmanship warranty commonly runs 2 to 10 years. Ask for both in writing.
