Summary

Roof Maxx isn’t just a spray-on shingle rejuvenation treatment. It’s a three-part roof restoration process that starts with a free roof assessment and Roof Tune-Up to resolve small leaks, nail pops, failed caulking, and other minor issues. Spraying a proprietary mixture of safe, all-natural bio-oils over the surface of the roof, which soaks into the asphalt core and makes your shingles flexible again is the last step. The spray is rejuvenation, and the full maintenance process is restoration.

Why Roof Tune-Ups Are Critical for Extending Shingle Life

Ask most homeowners what Roof Maxx does, and they’ll tell you it’s a spray-on treatment that makes asphalt shingles flexible again. What they often say next is that it won’t fix small leaks or minor shingle damage, but that’s a bit of an oversimplification.

The straight truth is that Roof Maxx is much more than just a spray-on solution for aging shingles. It’s a multi-step roof restoration process that starts with an assessment and Roof Tune-Up,

In this post, we’ll dispel the myths around what Roof Maxx can and can’t do and walk you through the Roof Tune-Up process. We’ll also tell you how the treatment process works and what it does.

Dispelling the Most Common Myths About Roof Maxx

Roof Maxx first went to market in 2016, which is more than enough time for a few urban myths to start swirling about the way it works. The most common come down to a simple misunderstanding of the process or the science behind the treatment itself.

This is what we hear the most often:

  • “Roof Maxx doesn’t fix small leaks.” This one is missing the context. The spray-on treatment itself won’t seal them up, but our Roof Tune-Up does address and fix the most common contributors to leaks, like dried caulking, nail pops, loose flashing or insecure vents.
  • “Roof Maxx is just another roof coating.” Not true. Coatings sit on top of your shingles and hard-seal your roofing system, which is supposed to remain flexible. Roof Maxx is designed to soak down into the asphalt core instead.
  • “My roof is too old for Roof Maxx.” Not necessarily true. We regularly service roofs over 20+ years old and have successfully extended the life of roofs up to 30 years old or older.

See our Top 10 Myths and Misconceptions About Roof Maxx to get the full picture. But for now, let’s get back to talking about the Roof Tune-Up and why it’s so essential.

Identifying What Your Roof Needs

You can’t fix what you aren’t aware of, and most homeowners aren’t comfortable climbing up on the roof to go looking for trouble. Before the Tune-Up can happen, dealers run a simple Roof Health Check to identify problems that need to be resolved before they treat your roof.

  • Step 1 is a hands-on inspection of your entire roof.
  • Step 2 is to document the findings and fully review them.
  • Step 3 is when we review everything with you and walk you through your options.

Once the inspection is done and you know what your roof actually needs, the rest of the treatment process can proceed. And the next step in the process is always the Roof Tune-Up.

What a Roof Tune-Up Actually Covers

Tune-Ups might be focused on fixing minor problems, but they’re actually very thorough and can cover more than you think. A typical job could include any or all of the issues listed in the chart below.

Good to Know: We have hundreds of dealers across the United States, but each one sets the range of services they offer individually. Some may not provide all of the services listed (for example, chimney cap service or gutter cleaning). If your local dealer can’t take care of these problems for you, they’ll still document what they find and make recommendations.

RepairWhy It Matters
Replacing Damaged ShinglesCracked, curled, or broken shingles let water in and weaken the surrounding roof.
Repairing Nail PopsPops lift shingles and create hidden entry points for water, which slowly rots the decking underneath.
Sealing Exposed Nail HeadsRoofing cement or caulk over the nail head prevents water from seeping in around fasteners.
Hand-Sealing Self-Sealing StripsThe factory sealing strips that bond shingles to each other can fail after several years.
Resealing CaulkingOld caulking cracks, shrinks, and gaps over time, creating slow leaks around roof penetrations.
Replacing Rubber Grommet ScrewsWhen gaskets crack or fail, water can seep in at the fastener.
Replacing Plumbing Vent Pipe GasketsA $15 rubber gasket can dry-rot in 5 to 10 years, leading to structural damage and rot.
Sealing Chimney Crown CracksHairline cracks in the crown expand over time, and are easier to fix if you catch them early.
Cleaning GuttersClogged gutters back up water onto the roof edge and fascia, causing rot and foundation issues.
Upgrading to Hidden Gutter HangersOld spike-and-ferrule systems can loosen as they expand and contract, or even fall off.
Trimming Overhanging BranchesBranches scrape shingles, drop debris, and give pests a highway onto the roof.
Debris CleanupLeaves, branches, and leftover metal from past roofing work all trap moisture against the roof.

Why Repairs Need to Come First

Roof Maxx works best on shingles that are still in generally good condition. If you have damage beyond a simple loss of flexibility from the asphalt core drying out, roof restoration won’t work as effectively as it should—and more importantly, won’t fix them.

This is a big deal because:

  • Small leaks that start as a whisper will slowly develop into a shout
  • Minor problems that could have been fixed quickly will worsen over time and spread
  • The lifespan of your asphalt shingle roof will continuously fall until you address them

It’s a bit like sealing a driveway that has a large crack running through it. Asphalt sealant can be an effective option for protecting a driveway that’s still in generally good condition, but it won’t fix the crack itself. Patch the crack first, and the sealant will help you get a lot more life out of your driveway.

The Formula for Serious Long-Term Savings

Tune-Ups also pay off financially by reducing the amount of money you spend on roof repairs and roof replacements over time. Add in the fact that Roof Maxx treatments cost up to 80% less than the cost of a new roof and you’re talking about serious savings.

That’s the kind of math most homeowners can really get behind!

The Roof Maxx Treatment Process

Once the Roof Tune-Up is complete, the treatment process can begin. The goal is to spray the product onto your roof as evenly as possible and give your shingles enough time to respond.

Step 1: Final Checks

Your dealer will run through a few final checks to confirm that your roof is ready to be treated. If there’s any debris in the way, like leaves or branches, they’ll remove it beforehand.

Step 2: Applying the Treatment

Next, we spray our patented, all-natural bio-oil across the surface of your shingles evenly. This part of the process typically takes only a couple of hours at the most.

Step 3: Giving It Time to Work

Roof Maxx will continue to absorb into the asphalt core of each shingle over the next 72 hours. At that point, your shingles will feel noticeably more flexible with less granule loss if you touch them.

What's Actually Happening Inside Your Shingles?

Shingles and roads are made from the same base material, so the way they age over time follows the same predictable path. The natural petrochemical oils within them evaporate over time. Once those oils are depleted, the asphalt becomes stiff and brittle, which means it’s much more likely to crack or break.

Chances are you’ve seen this play out on the paved roads nearby. All it takes is one particularly heavy vehicle at the wrong time of year, and you have a pothole the size of Texas!

Your shingles go through the exact same process; the more brittle they are, the worse they perform. The only way to turn that around is to re-infuse them with moisture, and that’s exactly what Roof Maxx does.

It only takes a single treatment to

  • Restore that lost flexibility
  • Make your shingles more resistant to impacts
  • Improve how your shingles respond to the weather
  • Reduce the amount of protective granules you lose over time

These aren’t just marketing claims, either. They’re proven outcomes backed by independent testing at Ohio State University during the development process.

The Payoff: A Longer-Lasting Roof for Less

Roof Tune-Ups are critical for keeping your shingles in good condition, but they won’t do anything for your shingles if they’re already dried-out. Roof restoration is the solution to that, but won’t fix anything that needs to be repaired. You need both to properly maintain your roof..

Frequently Asked Questions About Roof Tune-Ups

Is a Roof Tune-Up the same as a Roof Maxx treatment?

No. The Roof Tune-Up process happens first and resolves minor issues like nail pops, a few missing shingles, cracked caulking, and vent boot replacements. The Roof Maxx treatment itself is applied afterward and soaks down into your shingles to rejuvenate them.

No! Tune-Ups are included as part of the Roof Maxx treatment process at no extra cost. You also get a free Roof Health Check to identify what’s actually going on with your roof.

It depends on the size and complexity of the leak. Tune-ups address the common sources of small leaks, including cracked shingles, failed caulking, nail pops, and worn gaskets around vents and flashings. If there’s rot, structural damage, or more serious trouble, they’ll recommend a path to resolve it.

Most tune-ups are completed in a few hours, depending on the size of your roof and how many small repairs it needs. Your dealer will walk you through the scope of work before anything begins.

We don’t recommend it. Treating shingles without addressing underlying issues first means those problems will keep getting worse, and you won’t get the full lifespan extension the treatment is designed to deliver. At best, it’s wasted potential when you could be getting so much more value for your money.
