Your shingles are the outermost layer of a much bigger system with many working parts. Each individual component is designed to work cohesively with the rest to prevent water, the weather, pests, and everything else that belongs outside from coming in.

 

From the bottom up, this typically includes:

  • Underlayment, a moisture barrier that provides a second layer of protection against water

How The Domino Effect Starts and Progresses

The second a shingle lifts, tears, or comes off the roof, it becomes easier for water to access every layer underneath it. The damage doesn’t even have to be severe, because moisture can get through gaps or cracks as small as 20 to 100 microns wide (that’s about the width of a human hair).

Medium Term (Months):

  • Fasteners start to rust and loosen, allowing more water in
  • Moisture spreads across more and more of the roof decking
  • Damp insulation stops keeping cold and hot air out as effectively
  • Water slowly spreads across the rest of your roofing system
  • Repairs can cost you as much as $7000 or more

Long Term (1+ years of neglect or aging roof):

  • Water is more likely to reach interior spaces like ceilings and walls
  • The entire roofing system slowly develops structural damage
