My wife is a nursing director, so that says a lot about her. I started in home remodeling and building houses around 1968. My dad was in the business and brought me to work with him during the summer. At age 17, I built my first house on my own, and at the age of 18, I had an opportunity to move to Boston and become a union millwright following a four-year apprenticeship program. I continued to build houses while working in the union with the help of my crew. At age 22, I was the youngest foreman millwright in that position at that time. I also won an award for the best millwright in my class.
I was given those responsibilities and the trust of my peers, who had been around for years, because of my leadership skills and hard work ethic.
At age 27, I was running multi-million dollar jobs for a company as a supervisor, which eventually led to project management, where I was basically in charge of the entire job. After 34 years in this union, I came to South Florida to semi-retire, and after a few years into semi-retirement, I needed to do something fulfilling so acquired my real estate license and became a real estate agent. It now has been 9 years since. Then what happens? Roof Maxx!

I knew about asphalt shingle roofs not lasting long because of the way they are made today vs. the way they made them back in the 60’s and 70’s. Our area is not really different than other areas around the county as far as how asphalt shingles are made. That being said, down here in Southeast Florida about 60%- 65% of homes have this type of roof and the other 35%-40% have tile, cement, clay or metal.
Of course, the daily beating of the sun on an asphalt shingle roof bakes at a quicker rate than the same roof type in northern states. I want my customers to understand that the demise of this asphalt shingles is “dry” and “brittleness.” The best and easiest way to explain it to you is the “burnt toast” analogy. If you take a fresh slice of bread and leave it in the toaster for too long, it will come out black and burnt. If you bend it, it will crunch or break in half. Now if you spread butter on that same piece of toast and let it sit for 20-30 minutes, you would be able to bend it without breaking in half. Very simple to understand. This is the condition of your asphalt shingle. You will pay more money for a roof replacement, more frequently, because less asphalt is used in the shingle.
Insurance has been difficult with homeowners here in the Tri-County area and it was tougher to sell the service here because of that. Now that SB-2D was passed into law (May 2022) by the Florida state legislators, we now have a much better opportunity to help those older roofs qualify for at least FIVE more years of life (if not longer), thus helping those property owners save their money and their roofs.
We won’t do repairs because of our limits with state licensing, but we offer minor maintenance, such as painting rusted vents, caulking some exposed nail heads, which are common, or replacing a missing shingle tab or two.
